"Hirafu-zaka," the central area of Niseko Resort, has the highest land price growth rate. The assessed value, which was USD344* per square meter in 2014, has increased to approximately USD4, 958 in 2020, becoming nearly 14 times higher. Kutchan Residential Area, the central residential area in Niseko, also holds the top position nationwide with a land price growth rate of 44.0% for residential land and 57.6% for commercial land. In 2027, MLIT (Ministry of Land, Infrastructure, Transport and Tourism) is planning to open a new expressway, reducing travel time to Niseko-Kutchan from New Chitose Airport to just 2 hours. This represents a roughly 20% reduction in travel time compared to before. Additionally, the Hokkaido Shinkansen is scheduled to open in 2030, connecting Tokyo to Kutchan in just 4 and a half hours. With improved accessibility, a further increase in tourists is anticipated, and the rise in land prices is expected to continue in the future. During the green season from spring to autumn, Niseko attracts tourists from around the world with a variety of activities such as golf, rafting, cycling, and hot springs. The characteristics of tourist numbers in Niseko show a bimodal pattern, peaking in January and August. Many people are drawn to the charm of Niseko during the winter ski season and the summer, where various outdoor sports can be enjoyed. The appeal of Niseko's hot springs has also garnered attention from both domestic and international visitors.

The number of foreign overnight guests in Niseko Town has been steadily increasing, with a noticeable upward trend. The situation by country indicates a significant influx of visitors from Asia and Oceania, and in recent years, there has been a growing number of arrivals from Southeast Asia and Western countries. The increased recognition of the Niseko area as a snow resort is speculated to be a major factor, attributed to ongoing international promotions and frequent information dissemination.

The Hokkaido Shinkansen is a railway line that passes through Hakodate City and Otaru City, reaching Sapporo City. With a target completion date by the end of the fiscal year 2030, the current focus is on the development between Shin-Hakodate-Hokuto and Sapporo.
